Your Responsibilities under the Law

Your duties as a landlord in respect of gas safety are laid out in The Gas Safety (Installation and Use) Regulations 1998. As a brief summary, if you’re letting out a property that has gas appliances installed, you have three main duties.

• Have annual gas safety checks performed by a Gas Safe engineer. These cover all gas appliances and flues in the property, but doesn’t include any appliances that your tenants own and use within it. After the checks and any remedial work that needs carrying out, you’ll be issued with a Gas Safety certificate (also called a CP12 certificate) that’s valid for a year.
• Provide a copy of the landlord Gas Safety record to tenants within 28 days of the inspection, or to new tenants when their rental period starts.
• Arrange maintenance on any gas pipework, flues, chimneys and appliances to ensure they are safe on an ongoing basis, so check manufacturers’ recommendations on how often each appliance should be serviced.
